Türkiye records weaker September property transactions but growth in new-build and mortgage sales
TurkStat reports 142,390 house sales in September, down 9.3% year on year, while new-home and mortgage-financed transactions increased. Commercial-property sales declined overall but new commercial sales rose. The split matters for developers, materials suppliers and property-service firms because the headline contraction masks different conditions by transaction type.
Verified facts
- House sales totalled 142,390 in September 2026, down 9.3% from a year earlier. Sales in January–September were 7.2% lower than in the same period of 2025.
- New-house sales rose 3.9% year on year to 51,519, while existing-home sales fell 15.3% to 90,871.
- Mortgaged house sales increased 5.1% to 23,397 in September and were 24.7% higher over the first nine months.
- Foreign-buyer sales rose 9.9% year on year to 2,167 in September but remained 4.3% lower in January–September. Commercial-property sales fell 3.8% to 17,345, with new commercial sales up 13.2% and existing sales down 10.5%.
Horizon view
The market is not moving uniformly. New-build and mortgage-supported transactions are firmer than the total, while existing-property turnover is weaker. Suppliers and service providers should locate their opportunity in the relevant asset, geography, buyer type and financing route instead of using national transaction counts as a pricing or investment conclusion.
Commercial implication and next step
Developers, building-products suppliers, lenders, brokers and property-technology providers should combine these counts with permits, completions, local prices and rents, developer pipeline, mortgage terms, foreign-ownership rules and verified buyer demand. A commercial plan should specify city, asset type, customer, project stage and route to purchase or procurement.
What to verify before acting
Transaction counts do not show prices, rents, yields, vacancy, build quality, project viability or buyer solvency. National totals can conceal substantial city and asset differences. The release does not validate any project, investment return, ownership eligibility or supplier opportunity.
